The Village of Plainfield is seeking applicants for the position of Building Inspector. This position is responsible for administrative and investigative work in the inspection of all Village commercial, industrial, and residential properties, performed to secure and maintain compliance with zoning codes and codes governing building trades. This work helps ensure that all buildings and structures are built in compliance with established codes and ordinances.
A Building Inspector is involved in the inspection of buildings in the course of construction, alteration, or repair to determine whether plans, and workmanship and materials conform to all existing code compliance issues and inspection requirements.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
· Performs field inspections of building construction to determine compliance with the Village’s ordinances and adopted construction codes as well as State and Federal mandated codes.
· Provides information to developers, engineers, architects, property owners and others regarding code requirements and alternatives and Village policies and procedures wherever possible, resolves complaints and problems.
· Provides clear customer focused written and verbal communications to both internal and external customers regarding both technical and administrative information, facilitating construction progression. Including on-site inspections, phone calls, emails, or any other form of communication.
· Reviews Architectural/Engineer plans both electronically and on paper to ensure compliance of building and zoning codes. Includes survey requirements for permit, location, and final grading.
· Investigates complaints of existing buildings to determine appropriate usage and if hazardous or life safety conditions exist.
· Maintains data and records in both paper and electronic formats which may include the use of computerized field tablets or other technology systems for use by administrative or judicial authorities.
· Interprets legal requirements and recommends compliance procedures to contractors, craft workers, and owners.
Minimum Requirements
· Certified by the International Code Council as a Commercial Building Inspector and a Residential Building Inspector. Must have the Residential Building Inspector at hire and the ability to obtain Commercial Building Inspector within one year of hire.
· Valid Illinois Driver’s License
Education and/or Experience
Four to six years of experience in the building construction industry of skilled construction trades and/or in comparable code enforcement work. Good knowledge and understanding of building/zoning and ICC codes.
High school diploma supplemented by technical or college level courses in building construction, electrical, mechanical, or structural engineering or related areas.
Skills, Knowledge, and Abilities
· Skill in writing clear and accurate information
· Skill in reasoning and application of code interpretations
· Skill in computer software and hardware for inspections, plan reviews and communications
· Skill in communication and interpersonal skills with regards to interaction with co-workers, supervisors, contractors, residents, and the general public
· Knowledge of building construction methods and inspection procedures
· Knowledge of building and zoning inspections and enforcement procedures
· Ability to work overtime as necessary
· Ability to be in attendance and punctual
Physical Demands
While performing the duties of this job, the employee is regularly required to stand; walk on uneven surfaces, speak clearly, and hear. The employee is frequently required to climb or balance. The employee is occasionally required to sit; use hands to handle or feel; reach with hands and arms and stoop, kneel, crouch, or crawl.
This employee must occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. This position requires frequent use of ladders and being comfortable with heights and confined spaces.
Work Environment
While performing the duties of this job, the employee is regularly exposed to outside weather conditions. The employee is occasionally exposed to moving mechanical parts and risk of electrical shock. The noise level in the work environment is usually loud.

The salary range for this exempt position is $71,676 – $96,731 annually, depending on qualifications and experiences.
